This is the first hotel located directly next to main Slovenian airport under an international brand (Holiday Inn
Express by IHG) and represents an attractive investment opportunity.
We are issuing corporate bonds in the total amount of EUR 8 million to finance the land acquisition and the final stage ofproject preparation. This capital represents the final milestone required to activate bank financing for construction.
All is prepared for the start of the bond subscription process, which is expected to take place exclusively in April 2026. An ISIN number has also been obtained from KDD (Central Securities Clearing Corporation ) for the issuance of the securities.

Safety margin: Upon completion, the project is expected to generate at least EUR 6 million in equity value. The total investment value of the project is EUR 25 million, while the current valuation assesses the hotel at EUR 31 million, providing protection for bondholders. The break-even point is achieved slightly above construction value at EUR 26.5 million, and this threshold decreases over time due to positive EBITDA.
Regulatory security: A valid and final building permit has been obtained.
Commercial security: A franchise agreement has been signed with IHG (InterContinental Hotels Group) under the Holiday Inn Express & Suites brand (3,292 hotels worldwide). The selected operator is Peritum Hotels, a regional leader with over 20 years of experience, including the opening of the InterContinental Hotel in Ljubljana.
Strategic monopoly: There is currently no internationally branded hotel serving the airport (over 1.5 million passengers annually) or the surrounding business zone “Aeropolis,” which hosts major companies such as Lek/Sandoz, Kuehne+Nagel, DHL, Cargo Partner, Bosch, Iskra Mehanizmi, SchäferRolls, Hyla and others, as well as transit guests traveling from Austria via Ljubljana.
